Altus Real Estate Market Update: 2025 Sales, 2026 Trends & Mortgage Rates

Updated September 14, 2026

What is happening in the Altus, Oklahoma, real estate market? The answer requires looking at closed sales, the period each report covers, and the financing costs buyers face today.

This update brings together MLSOK's full-year 2025 figures, a newer Redfin snapshot through August 2026, and September mortgage-rate information. For buyers and sellers in Altus and Jackson County, these reports provide context for a property-specific conversation with Will Baker Jr. of Cole Properties.

ALTUS HOME SALES IN 2025

The 2025 Annual Report on the MLSOK Housing Market lists the following figures for its Altus reporting area:

• Closed sales: 292, up 1.7% from 2024.
• Median sales price: $177,000, down 1.0% from $178,750 in 2024.
• Days on market: 66.
• Percent of list price received: 95.0%.
• Months of inventory at year-end: 5.2.

These are MLSOK-reported figures, current as of January 7, 2026. The report's Altus area is separate from its 73521 ZIP-code row; the numbers should not be interchanged. [1]

Interpretation: Within this dataset, sales increased modestly while the median price was nearly flat. That supports a more measured description of 2025 than either a dramatic boom or a collapse. The reported market time and list-price percentage also make pricing and negotiation worth discussing early.

THE LATEST AVAILABLE 2026 ALTUS SNAPSHOT

Redfin's Altus page reports a median sale price of $225,351 for the three months ending August 2026, up 7.3% from the same period in 2025. Its August dashboard also displays median days on market of 50, versus 56 a year earlier. [2]

This is a recent snapshot, not a full-year 2026 result. It also comes from a different provider than the annual MLSOK report. The $177,000 annual figure and $225,351 recent figure must not be used to calculate Altus's annual appreciation: the reporting periods, coverage, and mix of homes differ.

The defensible comparison is Redfin's own 7.3% year-over-year change for the matching three-month period. A median is the midpoint of recorded sale prices, not a valuation of every house. Likewise, MLSOK's annual days-on-market figure and Redfin's recent median are different measures and should not be presented as a direct trend.

WHAT THE NUMBERS MEAN FOR ALTUS SELLERS

For a homeowner considering listing a house in Altus, the practical question is how the property compares with similar homes buyers can choose from.

A recent market median can provide context, but a pricing discussion should focus on comparable sales, the property's condition, its features, and the competing listings relevant to it. A home needing substantial work and a renovated home should not be priced from one citywide number alone.

Discuss preparation before committing to improvements. Bring records of completed work, identify unfinished repairs, and decide how the listing schedule fits your next move. Ask Will Baker Jr. of Cole Properties to discuss the property and the evidence that should inform its asking price.

SEPTEMBER 2026 MORTGAGE INTEREST RATES

Freddie Mac's Primary Mortgage Market Survey released September 10, 2026, reported:

• 30-year fixed-rate mortgage: 6.76%, compared with 6.35% a year earlier.
• 15-year fixed-rate mortgage: 6.09%, compared with 5.50% a year earlier. [3]

These are national conventional mortgage survey averages, not Altus-specific offers or VA loan quotes. Freddie Mac publishes weekly averages rather than a guaranteed rate available to an individual borrower. [4]

Interpretation: The benchmark rates were higher than a year earlier, making an up-to-date lender discussion important even for buyers who previously explored financing. Compare current written loan estimates instead of building a home search around an older rate assumption.

A CURRENT VA RATE EXAMPLE—INCLUDING APR AND POINTS

On September 14, 2026, Veterans United advertised a 30-year fixed VA purchase interest rate of 6.375%, with a 6.832% APR and 1.688 discount points. Its displayed rate used a 720 credit-score assumption. [5]

That is one lender's advertised example—not a VA-set rate, an Altus market average, or a loan offer from Will Baker Jr. Discount points are an upfront cost, and the advertised rate is subject to the lender's assumptions and borrower qualification. The lender's disclosure contains additional assumptions, and rates can change before they are locked. [5]

Ask a lender to provide the rate, APR, discount points, cash-to-close estimate, and lock terms for your actual situation. Also request a comparison without discount points so you can evaluate the trade-off between upfront cost and the interest rate.

VA LOANS AND BUYING A HOME NEAR ALTUS AFB

For eligible buyers considering homes in Altus or near Altus Air Force Base, VA-backed financing may offer important benefits. VA identifies no monthly mortgage insurance and the potential to purchase without a down payment among the program's advantages. Eligibility, available entitlement, lender approval, and the purchase price relative to appraised value still matter. [6]

A buyer must qualify for a Certificate of Eligibility, meet VA and lender requirements, and intend to occupy the property. Having VA eligibility does not, by itself, approve the loan. [6]

No down payment also does not mean no closing costs. A VA funding fee may apply unless the borrower qualifies for an exemption. For purchase loans with less than 5% down, VA lists a 2.15% funding fee for first use and 3.3% after first use. Exemptions include qualifying borrowers receiving VA compensation for a service-connected disability, among other categories. The lender should confirm the applicable fee or exemption. [7]

VA states that the lender determines the interest rate, discount points, and other closing costs. Compare written offers for the same loan scenario, and ask how any funding fee affects the amount financed and the funds needed at closing. [7]

A PRACTICAL APPROACH FOR BUYERS AND SELLERS

For buyers, start with a current financing review and a clear idea of the complete ownership budget. Taxes, insurance, maintenance, and utilities belong in the discussion alongside the mortgage. Then compare homes based on your needs and the condition of each property.

For sellers, focus on accurate presentation and a supported asking price. Evaluate the complete offer, including requested credits, financing, contingencies, and timing. The offer with the largest headline number may involve different terms from another proposal.

Neither a citywide median nor a national mortgage-rate average makes the decision for you. They are reference points to use alongside the details of the property and the transaction.
